Choosing between a 2 and 3 bedroom house plan starts with how you intend to use your home. Consider who will live there, whether you need space for guests or working from home, and what your property and building budget can accommodate.
At Your House Plans, our current designs include two 2 bedroom options and a larger 3 bedroom option. Here is how they compare and what to consider before choosing.
When a 2 bedroom house plan could suit you
A 2 bedroom home can suit an individual, a couple or a small household. The second bedroom can accommodate a child, occasional guests or a home office, depending on your needs.
Consider whether that room will need to serve more than one purpose. A room used daily as an office may be less convenient as a regular guest bedroom.
Our two 2 bedroom designs offer different bathroom arrangements:
• Plan 01 has 2 bedrooms, 1 bathroom, a single garage and a listed floor area of 99 m².
• Plan 02 has 2 bedrooms, 2 bathrooms, a single garage and a listed floor area of 106 m². It includes a main bedroom with an ensuite bathroom and a separate family bathroom.
If you are comparing these designs, consider how your household will use the bathrooms as well as the overall floor area.
When a 3 bedroom house plan could suit you
A 3 bedroom home provides an additional room that could accommodate a larger household, regular guests or a dedicated workspace.
Plan 03 has 3 bedrooms, 2 bathrooms, a double garage and a listed floor area of 214 m². The layout includes open plan living spaces and a main bedroom with an ensuite bathroom.
This design is substantially larger than our two 2 bedroom options. Compare the full layout and garage provision when deciding whether the additional space suits your needs.
Compare the whole layout
Bedroom count is only one part of choosing a house plan. Look at how the kitchen, living spaces, bathrooms and bedrooms connect.
When reviewing the drawing previews, consider:
• Whether the bedrooms provide the privacy your household needs.
• Whether the living spaces can accommodate your furniture and daily activities.
• Whether the bathroom arrangement suits residents and visitors.
• Whether you need a single or double garage.
• How you would use each room throughout the week.
A layout that suits your routines can be more useful than an extra room without a clear purpose.
Consider your building budget
The purchase price of a house plan is separate from the cost of constructing the home.
A larger floor area generally means more building work, but floor area alone does not determine the final cost. Site conditions, construction methods, finishes, labour and professional services also affect the budget.
Before committing to a design, obtain project specific cost advice based on the proposed home and your property. Avoid assuming that the difference in construction cost is simply the cost of one additional bedroom.
Check whether the design suits your property
Your property needs to accommodate the proposed building footprint, access and any applicable restrictions. The listed floor area alone does not tell you whether a design will fit your site.
Property dimensions, slope, orientation, building lines, servitudes and estate requirements may affect the suitability of a plan.
If you are unsure, contact us before purchasing to discuss the design and the property information needed for a site specific assessment.
Choose your plan package
Once you have identified a suitable design, compare the package options.
The Digital Plan Package provides the standard architectural drawing set for the selected house design.
The Site Specific Professionally Certified Plan Package includes site specific adjustments based on the property information supplied by the client, together with professional review and certification within the stated scope.
Review the drawings, package inclusions and exclusions before purchasing. Municipal submission and application fees are excluded. Professional certification does not guarantee municipal approval.
